In New York City, where real estate is expensive and health codes are strict, getting your kitchen layout right is not optional. 1. Receiving and Storage

This zone is where all deliveries enter the kitchen. It should be located near your back entrance and include:

  • Dry storage:

    Shelving for canned goods, grains, and non-perishable items, kept at 50°F to 70°F

  • Walk-in cooler:

    Maintains temperatures between 34°F and 40°F for perishable ingredients

  • Walk-in freezer:

    Keeps items at 0°F or below

  • Clear separation

    between raw and ready-to-eat items per NYC DOH Article 81 requirements

In NYC, your walk-in cooler and freezer must meet Department of Health temperature requirements, and refrigeration units must have visible thermometers accessible for inspection.

2. Food Preparation

The prep zone is where raw ingredients become ready-to-cook components. Design considerations include:

  • Separate prep tables for meat, seafood, and vegetables to prevent cross-contamination

  • Handwashing sinks within 25 feet of every food prep area (NYC Health Code requirement)

  • Adequate counter space: plan for at least 3 to 4 linear feet per prep cook

  • Floor drains with proper slope (1/8 inch per foot minimum) for cleaning

3. Cooking Line

The cooking line is the heart of your kitchen. It typically follows one of these layouts:

  • Island layout:

    Equipment arranged back-to-back in a central island, ideal for open kitchens

  • Wall layout:

    All cooking equipment along one or two walls, common in narrow NYC spaces

  • Zone layout:

    Grouped by cooking method (grilling, sautéing, frying), best for high-volume restaurants

The cooking line must be under a Type I exhaust hood with a fire suppression system (typically Ansul or similar wet chemical system). In NYC, this requires a C of O (Certificate of Occupancy) that reflects commercial cooking use, and the hood system must be inspected by a licensed professional.

4. Plating and Service

The plating area bridges the kitchen and the dining room. It should include:

  • A pass window or counter with heat lamps to keep food at serving temperature

  • Clear sight lines so the expeditor can monitor incoming orders and outgoing plates

  • Enough counter space to plate multiple dishes simultaneously during peak service

5. Dishwashing and Sanitation

This zone handles dirty dishes, pots, and cleaning. NYC DOH requires:

  • A three-compartment sink (wash, rinse, sanitize) as a backup to your commercial dishwasher

  • A grease trap sized for your kitchen's output, typically requiring a maintenance contract

  • Separate handwashing sinks that are not used for dishwashing or food prep

  • Mop sink with backflow prevention for cleaning equipment

NYC Department of Health Requirements for Commercial Kitchens

Designing a commercial kitchen in New York City means meeting some of the strictest health codes in the country. Here are the key requirements your kitchen design must address:

Ventilation and Fire Suppression: What NYC Requires

Commercial kitchen ventilation in NYC is governed by the NYC Mechanical Code and enforced by the Department of Buildings (DOB). Getting this wrong can delay your opening by months.

Type I Exhaust Hoods

Required over all cooking equipment that produces grease-laden vapors, including ranges, fryers, charbroilers, and woks. Key specifications:

  • Must extend at least 6 inches beyond the cooking equipment on all sides

  • Minimum exhaust rate depends on hood type: wall-mounted canopy hoods typically require 200 CFM per linear foot

  • Must include a UL 300-listed fire suppression system (Ansul, Kidde, or equivalent)

  • Ductwork must be welded steel with clean-out access points

Type II Exhaust Hoods

Required over equipment that produces heat, steam, or odors but not grease vapors. This includes dishwashers, steam tables, and ovens. These hoods do not require fire suppression systems.

Make-Up Air

For every cubic foot of air exhausted, you need to replace it. NYC code requires a balanced make-up air system to prevent negative pressure in the kitchen, which can cause:

  • Doors that are difficult to open

  • Back-drafting of combustion appliances

  • Reduced hood performance and smoke migration to the dining room

ADA Compliance in Commercial Kitchen Design

While back-of-house areas have different ADA requirements than public spaces, commercial kitchens must still comply with the Americans with Disabilities Act where employees with disabilities may work:

  • Aisle width:

    Minimum 36 inches for accessible routes, 44 inches where two wheelchair users may pass

  • Counter height:

    At least one prep station at 28 to 34 inches for seated workers

  • Controls and switches:

    Within reach range (15 to 48 inches from the floor)

  • Floor surfaces:

    Slip-resistant with no abrupt level changes greater than 1/4 inch

Equipment Placement Best Practices

How you place equipment determines your kitchen's efficiency during service. Follow these principles:

  1. Follow the flow:

    Arrange equipment in the order food moves: storage → prep → cooking → plating → service

  2. Minimize steps:

    The most-used stations (grill, sauté, fryer) should be within arm's reach of each other on the cooking line

  3. Separate hot and cold:

    Keep refrigeration away from cooking equipment. Walk-in coolers next to a fryer waste energy and strain compressors

  4. Plan for cleaning:

    Leave 6 inches between equipment and walls for cleaning access. Equipment on casters allows for easy movement

  5. Account for utilities:

    Place equipment near existing gas, water, and electrical connections to minimize costly infrastructure changes

Common Commercial Kitchen Layout Configurations

Assembly Line Layout

Best for: Fast-casual restaurants, pizza shops, sandwich shops. Food moves in a straight line from prep to service. Simple and efficient for repetitive menus.

Island Layout

Best for: High-end restaurants with open kitchens. The cooking line sits in a central island with prep and storage along the walls. Requires more square footage but offers excellent workflow.

Zone Layout

Best for: Large restaurants with diverse menus. Equipment is grouped by function (grill station, sauté station, cold station). Each zone operates semi-independently.

Galley Layout

Best for: Small NYC kitchens with limited square footage. Equipment lines both sides of a central aisle. Efficient use of space but can create bottlenecks during rush.

  2. Certificate of Occupancy (CO):
